How Asbestos Removal Works In Sydney
Do you need a licensed asbestos removalist?
Usually, yes. In NSW a property owner may remove up to 10 square metres of non-friable (bonded) asbestos without a licence. Anything over 10 square metres, and any friable asbestos at any quantity, must be removed by a licensed removalist. A single bathroom wall or a run of eaves is often past the 10 square metre limit before the job starts.
Mr Asbestos holds asbestos removal licence AD214680 and carries full insurance. Friable material such as pipe lagging and sprayed insulation is handled by our industrial asbestos removal team, including Class A friable removal under negative pressure enclosures. The detail is in our guide to NSW asbestos rules for property owners.
What happens on an asbestos removal job?
- We inspect the property and confirm what is there, how much, and what it will cost, as a fixed price before work starts.
- Licensed removal work is notified to SafeWork NSW before it begins.
- The work area is isolated and sealed, surrounding surfaces are protected, and material is removed whole wherever possible rather than broken up.
- Removed material is wrapped, sealed and labelled on site, then taken to a facility licensed by the NSW EPA to accept asbestos waste.
- The area is cleaned down and you receive disposal documentation. Builders, councils, insurers and conveyancers often ask for it later.
Can you test for asbestos before it is removed?
Yes. We offer asbestos testing and inspection as well as removal. Asbestos cannot be identified reliably by eye, so the certain answer comes from sampling and laboratory analysis or an inspection of the property. If you are unsure whether a wall, roof or floor contains asbestos, choose “Asbestos Testing / Inspection” on our quote request form or call 0449 960 184.
How much does asbestos removal cost in Sydney?
It depends on the material, how much there is, where it sits and how hard it is to reach. Roof sheeting over two storeys is a different job to a single laundry wall. We quote a fixed price after inspecting, so the number you are given is the number you pay. For typical ranges, read our asbestos removal cost guide for Sydney.
Removal, pickup or strip out: which do you need?
If the asbestos is still part of the building, you need removal: residential asbestos removal for homes, or commercial asbestos removal for offices, retail and warehouses. If it has already been taken down and is wrapped and waiting on site, you need a residential asbestos pickup or a commercial asbestos pickup. If a whole fit-out or interior is coming out, a strip out with asbestos removal included keeps it to one contractor.

/ 04 FAQ
Frequently Asked Questions
What is asbestos and why is it dangerous?
Asbestos is a naturally occurring mineral fibre that was widely used in building materials for its fire-resistant and insulating properties. When asbestos-containing materials are disturbed or deteriorate, they release microscopic fibres into the air. Inhaling these fibres can cause serious health issues including mesothelioma, lung cancer, and asbestosis. Even small exposures over time can lead to disease, which is why professional removal is essential.
How do I know if my property has asbestos?
Many homes and commercial buildings built before the 1980s contain asbestos in insulation, floor tiles, roofing, and other materials. If your property was built before 2003 in Australia, it may contain asbestos. We offer professional asbestos testing and inspection services. Do not attempt to remove suspected asbestos yourself — contact us for a free assessment.
What is your licence number and is it current?
Our Asbestos Removal Licence is AD214680, held by Obm Demolition Stripouts Pty Ltd. This licence is current and valid until 7 December 2030. We comply with all SafeWork NSW regulations and maintain full insurance coverage for all asbestos removal work.
How long does asbestos removal take?
The timeline depends on the scope of work. Small residential projects may take 1-3 days, while larger commercial projects can take 1-2 weeks. We'll provide a detailed timeline during your free quote assessment. All work is carried out with minimal disruption to your property.
Do you service areas outside Sydney?
Yes, we service Sydney and surrounding regions including the Blue Mountains, Central Coast, Wollongong, and beyond. Contact us with your location and we'll confirm coverage and provide a quote.
